Buying Tips:

 

1.Do you need a back yard and must it be fenced for young children? If you have small children, take a look over the fence to see what type of animals your children will be in contact with, or that will be keeping you up at night!!!!!

2.What is the condition of the home, and age you are looking for? Do you want a home at a lower market price and invest the money into renovations? Would you prefer a well kept home in "move in condition" at current market value?

3.What is the approximate square footage of living space that is required? This will not include a below grade basement.

4.How many people will be residing at the residence and how many bedrooms are required. Do you want all bedrooms on the same level?

5.The possession date or the day that you will receive the keys to your new home from the previous owner, and the day the previous owners should vacate the premises should be negotiated ahead of time and written into your contract. Take into consideration when you must vacate your current residence.

Excellent buys are often made on homes that require a little paint and cleaning. Two identical homes can be priced very differently apart when one needs only a minimal amount of work.

Each contract offer that you make on a home must be accompanied by a deposit in the form of cash or check.
if you are serious about buying a particular home it is important to price your offer correctly. You don't want to lose the home to a better offer.
When your contract offer is presented to the seller he can accept it, or make a counter offer. Only when the seller accepts your offer and you accept his do you have a binding contract for sale.
